Requests For New Builds & Purchasing Process

Our head Architect Claudio Aloise owner of Remax International location office Via S.Agata, 110, Paola, Cosenza 87027 and The Global Property Group Ltd Sales Team try to make your decision making process as easy and understandable as possible.
Step 1: Arrange for a site inspection visit to view the land property for sale and a preliminary consultation.
At our Architect's Office Via S.Agata, 110, Paola, Cosenza 87027 we will meet on site to obtain general information with regards to your anticipated project. At this time, with your input, we will determine your family’s wants, needs, and budget with regards to the project. You will choose the property and villa model (email francotarsitano@msn.com for villa models) you wish to purchase and secure the property by placing a holding deposit of 5% in trust to our Architect & Broker’s Firm. These monies are used to proceed with drawings, building permits, construction insurance bond, and legal purchasing contract. At this point you will have entered into a building design contract agreement with our Architect & Real Estate Company.
Step 2: Upon the completion of the above you will have in your possession a contract with a complete set of working drawings. These drawings will include architectural drawings, certified villa plans including layout, plan view, elevations, plumbing fixture location, cross sections, roof layout, site plan with schedule A the building & construction details & balance payment schedule. Please review this contract with your lawyer or we can have an Italian English speaking lawyer assigned for you in Calabria. There will also be a request for you to finance the balance of your payment purchase price of the new villa project. You must return the contracts signed and make the transfer as requested for the total remaining 20% deposit balance.
Step 3: Once we receive your full down-payment and your signed contracts, the property is secured in your name. You will receive a receipt for your transfer and a sign back copy of the contract. At this time the construction of your new villa will begin.
Step 4: (Prior to completion of the property): You will be contacted by the Architect or your sales agent during or inbetween construction phases to select your finishing décor’ materials from our showroom. Once the villa is completed a final date will be arranged for you to sign at the notary for transfer of deed and to take possession of your completed property. The final 25% remaining balance payment of the property price plus transaction costs Notary fees & taxes will become payable, either privately Funded, Mortgage Company or bank.
Please Note* Scheduled payments in the Contract are spread over a maximum one year construction completion period.
These three payments are made over the completed construction phases.
A signed release letter approved by our Architect, the director of the project will be sent to you upon completion of each phase and therefore payment becomes due.

25% upon completion of exterior
25% upon completion of interior and deed transfer.

Amantea ranks high on the list of Calabria's prettiest towns. It is also one of the region's most historically fascinating and unique.
